Opportunity Zone Land to be Developed

The Keowee River Community is being built on 770 acres of land in Oconee County, SC. The land has 5.5 miles of water frontage and access on the Keowee River with 432 approved docks and 3.5 miles on the Rochester Highway 130 across from Lake Keowee. The property is 5 minutes from 3 national grocery chains, 10 minutes from the cities of Clemson and Seneca, 45 minutes from Greenville, and 1 hour from the Greenville Spartanburg Airport. Within 10 minutes of the property, there are two major hospitals. Within 40 minutes of the property, there are over 750 hospital rooms represented by 7 hospitals.

Lake Keowee has been the premier water property in the state of South Carolina for over 4 decades accommodating only the very wealthy. While there are a couple of remaining developments with lots to be sold, this is not the target consumer for the Keowee River Community project. The Keowee River Community project targets upper-middle-class home buyers and below, in their middle 30s through retirement age with higher-end amenities, water access, and elegant commercial offerings.

The Project

The Keowee River Communities are commercial and residential developments offering all residents year-round water amenities and full water access. With a rooftop restaurant hotel envisioned and approximately 2,000 residences, a resident does not need to be one of the lucky few who own waterfront property to have access to the waterfront. While some lots are waterfront and many more have water views, all residents have water access. This unique development feature has been overwhelmingly positive with home buyers surveyed and will be reinforced and delivered through appropriate street naming, subdivision naming, and community amenities that support recreational time on the water. Community features include High-quality exterior construction materials, a Marina, a “beach” area complete with sand, volleyball, pickle ball, paddle boarding, a refreshment station with lite food offerings and covered decking, over 8 miles of hiking trails, Traditional individual community amenities such as swimming pool, playgrounds, dog parks, etc. and natural protected water areas. Combined that is unequaled in any development within the South.
