Traditionally single-family homes are not a part of an opportunity zone investment or development. The diversity of the land and the size of the land allows the development to generate capital gains through the sale of single-family lots. Those capital gains allow the OOZF to return the investment funds through the initial distributions. In addition, the sales and capital gains from the residential sector pay for most of the infrastructure for the commercial aspects of the development. This development model produces better returns for the investors and developers.
